Phase 1 (internal works: completed)

On Monday 27 February 2023, Martin signed contracts with builder, plumber and electrician. On Thursday 2 March, work began on the internal works. By June the house was habitable. By October most of the snagging had been dealt with.

Permission

Wiring

Rewire the entire house apart from the bedrooms on the second floor and the completed second floor bathroom. Double universal sockets throughout. Lay tracks for photovoltaics on the roof (hoping that permission would be obtained).

Heating and cooling

Living room (2nd floor)

Turn the large storage room on the second floor into a living room.

Kitchenette (2nd floor)

Install a small second kitchen in this small room on the top floor.

Lavanderia (1st floor)

Turn the bathroom on the first floor into a utility room with washing machine and dryer.

Bathroom (1st floor)

Turn the “study” on the first floor into a decent sized bathroom with a bath.

Kitchen (1st floor)

Remove the 70s indoor barbequeue. Install a modern (all electric) kitchen. Open up the arch to make a new back door (part of the external works due to the need for permission).

Bathroom (ground floor)

Extend the tiny bathroom into the hallway.

Entrance vestibule (ground floor)

Carve a new entrance vestibule out of the ingresso repurposing the doors between the ingresso and the games room.

Sandblasting

In addition to the ceiling of the living room, the following ceilings were sandblasted:

  • The second floor kitchenette
  • The second floor hallway
  • The top of the stairway
  • A small section on the stairway mid-way between the first and second floors
  • A small section on the stairway mid-way between the ground and first floors
  • The small section of ground floor hallway between the doors to the cantina and bathroom

Flooring

  • Wood floor in living room
  • Repair tiled floor in kitchen
  • Tiled floor for new bathroom on first floor
  • Tiled floor for ground floor bathroom
  • Tile excavated section of the ground floor hallway to match the surrounding floor
  • Renovate the stairs

Decoration

Plaster walls where needed. Redecorate throughout.
